Please refer to the following Terms and Conditions that apply to
all holiday rentals.
The properties are individually owned and we at Kerleys act on their behalf for
your holiday enjoyment.
A rental agreement must be completed and signed before the commencement of the
agreed rental period.  A 50% deposit is required within 48hrs of the
confirmed booking and the balance is due 2 weeks prior to the arrival
date.  All Summer bookings (1st December & 31st January) require the
balance to be paid by 1st of December.  Please note all credit card
payments will incur a 1.5% surcharge.
A Guest Registration Form is required to be
completed for all bookings. The link will be provided to you via email when
your booking is processed. Credit card details are requested on this form which
are required for pre authorisation of Security Bonds. If this cannot be provided,
please contact our office on (03) 52584100.
In all communications, the description of the rental premises by the agent is
made in good faith.
The agent will accept no responsibility for an inaccurate description of a
rental premises. Where possible, tenants or a representative, should inspect
any rental premises prior to making the booking.
Receipt of the rental monies by the agent shall be deemed to be acceptance of
the suitability and the satisfactory meeting of the tenant requirements.
Under certain circumstances, Kerleys reserves the right to terminate the rental
and request that the tenants vacate the premises immediately without any refund
in the following circumstances but not limited to-:
Causing malicious or deliberate damage to the rental property or untidy conduct.
- Being or causing a public nuisance, excessive noise or any undesirable
- Accommodation of more persons than is stated on the rental agreement.
- Holding of private functions or large group gatherings at the rental premises.
- Ignoring warnings and /or request from the Agent.
- Continued breach of any rules set out herein.
- The number of occupant staying for the duration of the tenancy, exceeding the
stated bedding capacity.
All rental properties are checked prior to each booking. Properties are to be vacated
in a clean and tidy state.  A list of cleaning duties and bin/rubbish
collection information can be found at the property on the kitchen bench or
fridge. Cleaning products and equipment are available at the property.
No furniture or effects are to be removed from the property. Please ensure that on vacating the property furniture and effects are returned
to the same position as at the commencement of the rental.
Kerleys have a strict No Schoolies Policy.
If properties are found
to be occupied by a group of tenants with no suitable supervision, Kerleys
reserves the right to terminate the rental and request that the tenants vacate
the premises immediately without any refund to the tenant.  Please note
Kerleys participate in the 'Bad Books' register, any breaches of our rental
terms and conditions will results in the tenants details being lodged with the
A security bond is required for every booking prior to the commencement of the
rental period. A security bond is held in the form of current credit cards details (VISA or
Mastercard only) which must be completed where indicated on the rental
agreement to ensure your booking is secure.
Tenants should be aware that on vacating the property, if the property is not
found to have been left to a satisfactory standard and/or any damage or
breakages have occurred then the cost of reinstating the property via
professional cleaner and or trades people, will be passed on to the tenant via
charging of the credit card.
Kerleys ask all tenants to report any damages or breakages as soon as
possible.  Photos are encouraged to support the reporting process.
Please note the following fees will be charged if required-:
- BBQ cleaning fee of $25.00 for any BBQ left uncleaned on vacating.
- Excess rubbish removal fee of $50.00 - for rubbish that is left at the
property and exceeds the capacity of the   local government provided bins.
Please note this fee is subject to change without notice.
- Lost keys or after hours access. Where spare keys are required outside office
hours for the tenant to gain
access, the tenant will be liable for a call out
fee of $50. Tenants are responsible for the safe keeping of keys.   If the keys are
lost, a $50 replacement fee will be charged. At no time is a tenant to attempt to break into the property, any damage
resulting from such action will be charged to the tenant via the security bond.
All holiday properties are equipped with bedding, doonas and or blankets,
pillows and mattress protectors. Unless stated, tenant are required to bring
their own linen - doona covers, sheets, pillow cases, towels, bath mats, hand
towels, face washers, tea towels etc.  A linen hire service is available, please see our website or call our office
All properties managed by Kerleys have a strict 'No Smoking inside the
premises' policy. Please be mindful of cigarette butts and disposing of them correctly.
Check Outs can be requested and require prior approval by Kerleys Coastal
Holidays. Late checkouts are not permitted in cases where there is a back to
back booking in place or over peak summer season.  If you are running late and unable to checkout on time please email us at firstname.lastname@example.org

Our late checkout fees are as follows
- To 12pm $50
- To 2pm $100
- After 2pm an extra days rent
Some property owners allow pets. Although there is no extra charge for this
service, we ask you to be considerate of the owner property and employ good pet
etiquette along the lines of, BYO pet sleeping and feeding equipment, leaving the yard free of any animal
waste, restraining the animals from climbing on to any furniture, etc.
Left/Forgotten personal belongings.
In the case of personal items being left at the property after vacating,
Kerleys will endeavour to retrieve the items and return them, either by Australia
Post - Cash on Delivery service or via other arrangements made with the tenant. Kerleys take no responsibility for personal belongings being located or
Cancellation & Refunds
At Kerleys we realise that circumstances can change and bookings may need to be changed or cancelled.
Cancellation of a booking (where a minimum of 90 days notice is given)
Kerleys Coastal Holidays will refund the full amount of the tariff paid, less a $100 booking and administration fee.
Cancellation of a booking (within 90 days of check-in date)
All monies paid are non-refundable unless the property can be re-booked for the same rental period. Then the rent will be refunded minus a $100 booking and administration fee. In non-peak rental times, the option of a 'rain check' may be offered. Rain Checks are provided at the discretion of the owner.
Bookings are made in good faith by the Agent and may be subject to change due to unforeseen circumstances outside the Agents control.  All reservations may be subject to owner approval. Whilst every reasonable endeavor will be made to ensure your reservation proceeds, on rare occasions owners reserve the right to cancel a booking and, in such circumstances, Kerleys Coastal Holidays will make every effort to provide you with comparable accommodation. The Agent does not accept responsibility where such circumstances arise.
Cancellations & Extenuating Circumstances
If guests need to cancel or postpose their booking due to any of the following reason, they may be entitled to a full refund (excluding credit card/bank fees). Travel restrictions imposed by a government, law enforcement agency, or military that restricts travel to or from the listing or location. Natural disasters, terrorist activity, and civil/political unrest that prevents the guest from travelling to or from the destination, or that make it unsafe to host guests.
COVID-19 Terms & Conditions
Any cancellation resulting from Government enforced restrictions will be offered a full refund (less a
$100 non-refundable booking fee which can be credited to a future booking). Alternatively, we are happy to move your dates to a more suitable time.
Kerleys Coastal Holidays respect the privacy of our clients. Details and information collected by us in the course of holiday rental, remains with the business and used only for our accommodation bookings. The information collected is not given or sold to any other person or businesses.
